FY26 Disclosure Notice
The Town of Leyden Board of Assessors has received Fiscal 2026 Preliminary Certification from the Massachusetts Department of Revenue (DOR). Every 5 years, the DOR reviews the assessing procedures of all cities and towns in Massachusetts. Over the past year, the DOR has reviewed both the assessing practices and the resulting values of real estate and personal property in Leyden.
As part of this process, the DOR evaluates sales ratio studies of properties that sold between January 1, 2023, and December 31,2024. The Assessors analyze all arm’s length sales and adjust land and building values accordingly to ensure fair market assessments and to determine the Fiscal year 2026 tax rate. This analysis has resulted in a total tax base increase of approximately 9% over last year.
Once final certification is received, the Board will proceed with the Classification Hearing before the Select Board. At that hearing, it will be determined whether all classes of property (residential, commercial, industrial, and personal property) will be taxed at the same rate. The final tax rate will then be submitted to the Department of Revenue for approval.
There will be an opportunity for Leyden property owners to review their new assessed values from Monday, November 10, 2025 through Monday, November 17, 2025 online or in person at the Assessor’s Office during office hours. During this period, property owners may contact the Assessor’s Office to discuss their valuations and report any inadvertent date errors. Appropriate corrections can be made prior to the issuance of 3rd Quarter tax bills.
